The Infrastructure Enhancement Fund

"It will take about one thousand dollars ($1,000) from each cluster property into the Infrastructure Enhancement Fund owned by RELAC Water Cooling Corporation" This is based on our financial modeling (see below). We also state: "Assuming sufficient commitments are made to the IEF, we will issue an invoice notice on Friday, March 22, 2024 for payment alongside transfer and account details at Sandy Springs Bank Reston" This same statement is on the donation form.

These are the final numbers modeled around three scenarios, and subsequent to community input.

Our financial model outlines what Stage 1 repairs are for 2024 Season, with deferring a new chiller to 2025. The total costs for 2024 repairs, refurbishments and maintenance is quoted at $271,470. We also included an additional cost for major pipe repair at $24,530, making the total $296,000 as shown on page three.

Yes - We still believe that a Cooperative and its values should remain our goal. However, for Stage 1, after due diligence and considering potential member feedback + some group's inability to join a coop within the required timeframe, we formed and registered a Virginia non-stock corporation (nonprofit), Relac Water Cooling. The formation of the registered Cooperative is deferred to Phase 2.
Our financial model outlines what Phase 1 repairs are for 2024 Season- please see Relac Water Cooling Financial Summary Update and Final, page 3 "ItemizationL Set-Up Maintenance and Initial Costs" in Key Docs . We deferred the new chiller until Stage 2 - 2025, when it is a high probability that we would obtain funding for the chiller and in turn reduce cost to users. For convenience we also paste that here:

As with normal charges metered rates are regulated by the VA SCC, based on BTUH calculations. See also VA SCC Rules Regulations & Rates for Tariff as posted on the website under Key Docs.

Same as last season, and based on BTUH calculations (see above). However, if you are a resident of a condo, however, please refer to condo management for usage cost.
The fact is that RELAC is in need of some refurbishment to function properly for this upcoming season. Systems of this type require maintenance. However, the individual cost to homeowners of making these RELAC repairs is less than 1/12th the cost of installing a new central air-conditioning system.
Even if significant upgrades were made (i.e., replacement of a chiller, which is planned for stage two, and upgrading pipe infrastructure), it would still be only a small fraction of what the installation cost of a private AC system would cost. Get some quotes for your own piece of mind for an entire AC installation, including electrical work. Buy yourself some time and don’t be hustled into a new AC for this summer.
This is fiction. The facts are that even if we were to assume that the rates of running an AC system were a $1,000 less per season than staying on RELAC (which they won’t be), it would still take you up to 15 years to recoup your initial investment, and that’s only if you’re paying in cash and not financing the installation.
This is ABSOLUTE fiction.
